Applicants must demonstrate income equal to at least three (3) times the monthly rent.
A credit score of 650 or above qualifies for full approval with no additional fees
A credit score of 550–649 requires a one-time $250 conditional approval fee
A credit score of 549 or below requires either an Assurant bond or a security deposit equal to two (2) months’ rent
If these requirements are not met, a qualified guarantor may be required. Acceptable sources of verifiable income are outlined in the application.

A guarantor may be required if you do not meet the income or credit requirements independently.
Guarantors must demonstrate income equal to at least three (3) times the total monthly rent and meet standard credit qualifications. If approved, the guarantor will be responsible for the lease in the event of non-payment.

As a privately owned community not affiliated with Howard University, residents are responsible for making timely rent payments. Students who utilize financial aid typically use their refund disbursements to pay rent once funds are received.
